By rezoning the property from mixed-use to residential, the builders chose to reduce potential commercial traffic and focus instead on homes that blend naturally with the existing area. In addition, all county standards require road and intersection upgrades, ensuring safer, more efficient infrastructure that benefits both new residents and long-time neighbors alike.

Much of the land east of I-25 and north of County Line Road is permanently protected by conservation easements or managed as Douglas County parkland. This guarantees nearby open spaces remain preserved, giving residents lasting access to natural beauty and recreational opportunities right outside their door. In addition, Monument Ridge East has introduced an “Adopt a Tree” program, a sustainable initiative that allows surrounding residents to relocate trees from the development site to their own property.
